This Month's Market Story

Headline:

The February Denver Real Estate market saw homes taking a little longer to sell resulting in slightly lower than average prices!  Going forward, a significant reduction in inventory will likely push prices up again in March.

 

The Facts:

  • Number of homes for sale in February (inventory) was 4941 which is down 16% February 2019 and down 2% vs. last month.
  • Unit sales are down 34% vs last month, about even vs. last year.
  • Average sale prices are down 1.5% over last month, but UP 4% over last year. Price reductions continue to be a trend in certain areas and price ranges.

Opportunity and Optimism for Sellers:

It’s still a seller’s market, but the trend is more price reductions, & more properties taking longer to sell.  Buyers have fewer choices again, but as prices rise, they will be more pragmatic and pickier about the house they buy.  My advice:

  • Price your home realistically. Avoid using lagging price opinions from the internet. They have not seen your home in person! 
  • Market your home aggressively. NOW is a great time to list before the spring rush hits with more competition. Take advantage of the declining inventory!

Opportunity and Optimism for Buyers:

There’s a trend favoring buyers with prices rising a lot less and even declining last month.  Interest rates remain very low and sellers are more negotiable. My advice:

  • Beat out other buyers before the Spring rush!
  • Hire an agent who’s experienced in buyer’s markets to negotiate price and terms more aggressively in a slightly slower market.
  • Trading-up or downsizing has become much easier to negotiate as contingent offers, thus reducing the stress of finding your next home.

My Conclusion:

It’s still a Sellers’ market but now more attractive and balanced for buyers. Even with declining inventory we’ll continue to see price reductions for motivated sellers and increased buying power for buyers in the immediate future.
