Market Story

           

Headline:

Vacation! Hope you’re enjoying yours and the market seems to be taking one as well.  A decrease in sales and increase of inventory is creating more weekly price reductions than I’ve seen in years!  But don’t worry, this is good for both buyers and sellers.

 

The Facts:

  • Number of homes for sale (Inventory) is 9359 which represents an increase of 22% vs July 2018.
  • Days on Market is up to 25 days; a 19% increase from July 2018.
  • Unit sales are down 2.5% vs. June of 2018, and down 6% from June this year.
  • Both average and median price slowed to a rate of only +4% vs last year, and July prices were down 0.2% vs June this year.

Opportunity and Optimism for Sellers:

It’s still a seller’s market, but price reductions are on the rise with 22% of the Denver Metro shoing redcutions in July.  Buyers have more choices and will be more pragmatic about the house they buy.  My advice:

  • Preparation – Prepare your home like it’s entering a beauty contest!
  • Pricing – Price realistically and ahead of the trends. You must have an agent to negotiate aggressively on your behalf.  Contracts, Inspections, and especially Appraisal negotiations.
  • Marketing – leading edge marketing is critical right now to garner attention to your listing above the competition, create demand and attract more buyers.

Opportunity and Optimism for Buyers:

There’s clearly a trend favoring buyers! More homes, on htemaket, price reductions AND lower interest rates!  The perfect time to buy.   My advice:

  • Start now while inventory is up, and mortgage rates are still low and declining.
  • Hire an agent who’s experienced in buyer’s markets to negotiate price and terms in a more balanced and fairer environment.
  • There are fewer bidding wars as you increase in price ranges and buyers should not have to accept properties in “as-is” condition.
  • Trading-up or downsizing has become much easier to negotiate contingent offers, thus reducing the stress of finding your next home.

My Conclusion:

It’s still a Sellers’ market but becoming more attractive and balanced for buyers. Higher inventory and slowing sales will continue to result in price reductions for sellers and increased buying power for buyers.

- Visit during the school year. That way you can get a feel for the actual vibe of campus life.

- Make a visitation plan. Before hitting campus, check to see if there are tours at certain times, and make appointments with professors, coaches, or student club officers in advance instead of just dropping in.

- Grab the student newspaper. What are the hot topics on campus? Are students’ concerns being addressed?

- Explore the facilities. Don’t forget to stop by the student union building, gym, and cafeteria. Ask if you can tour a dorm.

- Don’t feel pressured to go. Visiting in advance is not a requirement!

Q.  I’m seeking financing to purchase a home.  What questions should I ask a mortgage lender to get the best deal on a home loan?

 

A. Before you meet with the lender, learn important financing terms such as origination fee, discount points, and lock period.  This way you’ll be prepared to ask relevant questions. Here are some examples:

 

  • Will I be charged an origination fee?  If so, how much?
  • Will I be charged separate discount points?  If so, how much?
  • Will I be charged any of these separate fees:  processing, document preparation, underwriting, tax service, or flood certification?
  • Will there be additional fees at closing?
  • Is there a lock period with this loan?  If so, how long?
  • Are there any penalties if I pay off the note early?
  • What is the interest rate I’ll be charged, and is it fixed or variable?
  • What term (length) of loan provides the best payment for my budget?
